The reasons for refusal mirrored the appeal decision outcome in 2011. The appeal which was then for 56 houses, was dismissed largely on sustainability grounds.

Distance from the school, pub and lack of pavements, as well as an infrequent bus service were the issues that planning officers prioritised.

Of course, Tipton St John has already had more than its allocation under EDDC’s local plan with the controversial Barton Orchard development for 15 dwellings approved last year.

Tipton St John’s allocation is 10 dwellings until 2026.

This afternoon, I leafleted (with the kind help of Roger Giles!) the 60 houses surrounding the four acre field.
